Where you land in each range depends on the size of the home — up to 4 bedrooms sits at the low end, 5–8 bedrooms at the top, and 9+ bedroom estates are quoted individually. Plans are month to month, and prepaying the year takes roughly 10% off. We confirm your exact price in writing after the first walk-through.

Travel zones: standard rates cover Southern Shores through Nags Head, Manteo, and Point Harbor–Powells Point. Corolla & mainland Currituck +$15/visit · Carova (4x4) & Hatteras Island +$30/visit · Ocracoke from $125/visit, ferry included — details on the service area page.

The house needs more than watching? Same crew.

Home watch is the job. But since we're already at the house — and we're part of a field-services company — clients hand us the upkeep too: gutter cleaning, soft washing siding, pressure washing decks and drives, screen and small repairs, junk haul-off. Quoted per job, handled by the same insured crew, and it shows up documented in your next Visit Report.

What owners ask before signing on

Is a home watch visit a home inspection?

No. A home inspection is a licensed profession in North Carolina — a licensed home inspector evaluates the condition of a home's systems and structure and gives you a written opinion, usually when a house changes hands. A home watch visit is a different thing: we walk the property on a schedule and record observations — what we saw, read and photographed at the time of the visit. Our reports don't grade systems or offer opinions on their condition. When something looks like it needs an expert eye, we say so plainly and help you get the right licensed trade out to the house.

How is this different from my property manager?

A rental manager looks after guest turnovers and bookings; between rentals, nobody may enter the house for weeks. Home watch is about the building itself — systems, water, humidity, storm damage — on a schedule you set, whether or not the house is rented.

Do you hold a key?

Yes, with your written authorization. Keys and codes are logged and kept locked away — never left in a lockbox on the door. You can revoke access at any time and we'll return everything.

What happens if you find a problem?

You get a call the same day with photos, an explanation, and options. Nothing gets fixed or spent without your approval, except making the property safe (shutting off water, for instance) which we'll do immediately and tell you about.

Will this satisfy my insurance company?

We can't tell you what your policy covers — only your agent can. What we can say is that vacancy and unoccupancy clauses are common, that freeze/water exclusions often hinge on whether heat was maintained or water shut off, and that carriers ask for dated records. Send us your policy's check interval and we'll set the schedule to match, then keep the documentation on file for you.

Are you insured?

Yes — insured, and we're happy to provide a certificate. Everyone who enters your home is family, lives on the Outer Banks year-round, and you'll see the same faces every visit. We're a local company (OBX Lot Solutions, DYAD Holdings LLC), not a franchise or an app.

Is there a long contract?

No. Plans are month to month. If we're not earning it, you stop.
